Frequently asked questions

Who will actually do the work?

Kansas City Commercial Roofers is a lead referral service. We connect you with one independent local roofing contractor in the Kansas City metro. They inspect your roof and write the estimate. If you hire them, they do the work. Your agreement for the work is with them.

How fast can someone look at my roof?

Call (913) 347-6527 or send the form. We call you back and set up the inspection the same day. If water is coming in right now, say so on the call. Then it goes to the front of the line.

Is the inspection really free?

The inspection and written estimate for repair or replacement work cost nothing. There is no obligation. Reports for a sale, a lender or a reserve study are often paid. So are heat camera moisture scans. Ask up front if that is what you need.

How much does a commercial roof cost in Kansas City?

National cost guides put TPO at about $450 to $1,400 per square, installed. EPDM runs $425 to $1,200, metal $700 to $1,600, and a silicone coating $150 to $450. A square is 100 square feet. Our cost guide has the full table.

Should I repair, coat or replace my roof?

It mostly depends on how much of the insulation under the roof is wet. If most of it is dry and the surface is sound, a repair or coating often works. If large areas are soaked, or the roof has been patched again and again, a new roof is usually the better buy.

How long does a commercial roof last?

Published guides put TPO at about 20 to 30 years and metal at 40 years or more. EPDM estimates vary a lot, and most land near 20 to 30 years. Roofs on a regular maintenance plan tend to last much longer.

Does insurance cover hail damage on a commercial roof?

Often, if hail did real damage and you report it fast. Insurance usually does not pay for wear and age. Some commercial policies pay only actual cash value on older roofs. Some leave out dents that only change how a metal roof looks. Read your policy and get a written report with dated photos.

Does a roofer need a license in Kansas?

Kansas requires every roofing contractor to register with the Kansas Attorney General. That covers commercial and home roofing. You can check a roofer in the state's online directory. Cities and counties can add their own rules.

Do I need a permit for a new roof?

A full replacement usually needs a building permit. Kansas City, Kansas City, Missouri, Overland Park, Olathe, Lenexa and the other metro cities each have their own building office. Ask the contractor to pull the permit for your city.

Can the work happen while the building is open?

Usually, yes. Crews work in sections and close each one before they leave for the day. Ask for a work plan. It should cover noise, smells near air intakes, parking, dock access and safety.

Which is better for my building, TPO or EPDM?

Both are good roofs. TPO is white, reflects summer heat and has welded seams. EPDM is black rubber with a long track record, and it is easy to patch. The right choice depends on your building, the roof you have now and your budget.

How often should my roof be inspected?

Roofing trade groups say twice a year. Do one after the hottest weather and one after the coldest. Add one after any big storm. In a hail area like Kansas City, check after every big spring storm.
