Leak inspection and written repair priceSet up through Kansas City Commercial Roofers
A leaking flat roof cannot wait. Water ruins stock, ceilings, floors and equipment. Wet insulation keeps dripping long after the rain stops.
Call (913) 347-6527 or send the form. We call you back and set up a leak inspection the same day. We connect you with one independent local roofing contractor in the Kansas City metro. They find where the water gets in. They make the repair, or a short-term fix if needed. Then they give you a written price for anything more.
What we can help you fix
A leak over the warehouse floor, the office or a tenant's space.
Ceiling stains that come back after every rain.
Seams that have split, or edges lifted by the wind.
Holes from foot traffic, dropped tools or hail.
Bubbles and blisters on the roof surface.
Water that sits on the roof for days after rain.
Clogged drains that back water up onto the roof.
Leaks around rooftop units, vents, skylights and pipes.
Flashing that has pulled away from a wall.
Why flat roofs leak here
Hail. A hazard mapping firm ranked Kansas City, Kansas, eighth among hail-prone metros in the US. On March 10, 2026, hail up to baseball size fell in parts of the metro. Hail can punch or bruise a roof and crush the insulation under it. One study looked at roofs after a hail storm. Roofs over soft insulation were damaged far more often than roofs over a hard cover board. So two roofs on one block can take the same storm very differently.
Freeze and thaw. January lows in Kansas City average about 19 to 21 degrees. Highs average about 38 to 40, the National Weather Service says. Water in a small crack freezes overnight and grows. By afternoon it thaws. All winter, that cycle pries small cracks wider.
Standing water. Big flat roofs depend on drains. Leaves, gravel or trash can clog a drain. Then water sits on the roof. It wears the surface faster, adds weight and finds every weak seam.
Older buildings. The Fairfax district in KCK was laid out for industry in the 1920s. Armourdale, along the Kansas River, has been home to industry for over a century. Older buildings often have roofs patched many times. Layers of different materials do not always bond well.
How the leak gets found
A good repair starts with the real source, not a patch above the drip.
Inside first. The inspector looks at where the water shows up and how far it spreads.
On the roof. They check seams, flashing, drains, edges and anything that pokes through.
Under the surface. If needed, they check for wet insulation. They may use a moisture meter, a heat camera scan or a small test cut. Wet insulation is why many repairs fail.
Photos and a written price. You get photos of what they found and a written estimate.
Trade groups say to inspect flat roofs twice a year and after big storms, like hail or tornadoes. A checkup catches many leaks while they are still small.
Common repairs
Seam repair. Re-welding TPO seams, or cleaning and re-taping rubber seams.
Patching. Cutting out a damaged spot and adding new roofing.
Flashing repair. Resealing the strips where the roof meets walls and curbs.
Drain repair. Clearing clogs and replacing broken drain parts.
Wet insulation. Cutting out soaked boards so they stop feeding water inside.
Pipe boots. Resealing spots where pipes and supports go through the roof.
If damage is spread across the whole roof, the inspector will say so. Then you can compare a bigger repair with a roof coating or a new TPO or EPDM roof.
What moves the price
The table above shows typical ranges from a national cost guide, Fixr. They are typical ranges, not quotes.
How much insulation is wet moves the price most. Roof access and roof type matter too. The cost guide has more.
Hail damage and insurance
After a hail storm, many managers ask if they need a repair or a claim. A few tips:
Report it fast. Most policies ask for prompt notice. Damage found months later can be harder to claim.
Get a written report. Dated photos of each damaged spot help your adjuster.
Know your coverage. Some commercial policies pay only actual cash value on older roofs. That is less than the cost of a new roof.
Stop active leaks now. Policies usually ask you to protect the building from more damage. Keep receipts and photos from any short-term fix.
Frequently asked questions
Water is coming in right now. What should I do?
Move stock and equipment out of the way and catch the water. Keep people away from wet floors and ceiling tiles. Then call (913) 347-6527 and say it is an active leak. Do not send staff onto the roof in a storm.
Why does my roof leak in one spot when the hole is somewhere else?
On a flat roof, water often gets in at one spot. Then it runs along the deck or through the insulation before it drips. The drip inside can be many feet from the hole. A good inspector traces the water instead of patching the spot above the drip.
How much does a flat roof repair cost?
Cost guides put most flat roof repairs at $300 to $1,100. Seams run about $200 to $1,000, flashing $200 to $750, and drains $70 to $500. Bigger damage costs more. Your price comes in writing after the inspection.
Can you repair a roof in the winter?
Many repairs can be done in cold weather. Some sealants and glues need a dry roof and a certain temperature, though. In a cold snap, the crew may make a short-term fix. Then they come back for the lasting one.
My roof was just patched and it leaks again. Why?
Usually the real source was not found, or the patch went over wet insulation. Wet insulation keeps feeding water into the building. Ask the inspector to check for moisture under the surface near the leak.
Is hail damage covered by insurance?
Often, if the hail did real damage and you report it fast. Policies differ. Some commercial policies pay only actual cash value on older roofs. Ask for a written report with dated photos, and read your policy.
