Roofing help across the metro

The Kansas City metro spans two states and dozens of cities. But the roofs share the same weather. Hail in spring, heat in summer, and freeze and thaw all winter. A hazard mapping firm ranked Kansas City, Kansas, eighth among hail-prone metros in the US.

What changes from place to place is the buildings. Older plants in KCK have roofs with many layers of history. New warehouse parks in Edgerton and Lenexa have huge white roofs. Office parks in Overland Park and stores along the main roads have their own mix.

Below are some of the areas where we connect managers and owners with a local roofing crew. Each one gets the same inspection and written estimate, set up the same day you call.

Do not see your city? It is very likely covered. Call (913) 347-6527 and ask.

Fairfax District, KS

The Fairfax district in KCK was laid out for industry in the 1920s along the Missouri River. The General Motors Fairfax plant now covers about 572 acres there. Big, older plant roofs here often carry layers of past repairs. A moisture check before any roof-over is worth it.

Armourdale, KS

Armourdale sits in the Kansas River bottoms. The floods of 1903 and 1951 hit it hard. Today it is full of warehouses, rail yards and plants with large flat roofs. Clogged drains and standing water are common calls here.

Village West, KS

The Village West area in western KCK grew up around Kansas Speedway in the early 2000s. It now holds big-box stores, an outlet mall and places to play. Most of these roofs are about 20 years old or younger. That can put them near their first big repair or coating choice.

Edgerton, KS

Edgerton is home to BNSF's Logistics Park Kansas City, which opened in 2013. Ten of the warehouses around it total about 6.4 million square feet. One spec building alone is close to a million square feet. On roofs this size, a small leak can travel far before it shows up inside.

Lenexa, KS

Lenexa Logistics Centre is a 10-building industrial park on 117 acres. It holds about 3.6 million square feet, and much of it went up after 2016. Newer white roofs like these should get a hail check after every big spring storm.

Olathe, KS

Olathe is the Johnson County seat. It has big warehouses, such as the I-35 Logistics Park at 159th Street and Old 56 Highway, at about 567,000 square feet. Johnson County storm claims topped $90 million in 2025, the Kansas Insurance Department says. That was more than any other county on the Kansas side of the metro.

New Century AirCenter, KS

New Century AirCenter near Gardner was Naval Air Station Olathe. Johnson County took over 1,744 acres of it in 1973. It is now an airfield and industrial park with hangars and plants. Many have metal roofs that need regular screw and seam work.

Overland Park, KS

Overland Park is home to Corporate Woods, an office park that first opened in the 1970s. It has 29 buildings and about 2.2 million square feet. Office roofs from that time have often been replaced at least once. The roof type can change from building to building.

Shawnee, KS

Downtown Shawnee's business district on Johnson Drive dates to the early 1900s. A fire in 1914 destroyed most of the first block. Older downtown buildings often have roofs rebuilt and patched over many years. So the inspector checks how many layers are up there.

Downtown KCK, KS

Downtown KCK and the nearby neighborhoods have stores, offices, churches and schools of many ages. In 2003, an F4 tornado crossed Wyandotte County into Missouri. It is a reminder that wind matters here, along with hail.

West Bottoms, MO

The West Bottoms in Kansas City, Missouri, was home to the stockyards and meat plants. They left behind large brick and timber warehouses. Many are being reused today. Old roofs on these buildings need careful work around ledges, skylights and drains.

North Kansas City, MO

North Kansas City was set up in 1912 as a planned industrial city. A Missouri River levee built from 1909 to 1912 protects it. Its flat roofs depend on good drainage. So drains and gutters are a big part of the inspection here.

Independence, MO

Independence Center opened in 1974. Much of the city's store and office space dates from the years around it. Roofs that old have usually been replaced at least once. So the inspection starts by finding out what is up there now and how old it is.

Lee's Summit, MO

Lee's Summit has large business campuses, such as a 500,000 square foot tech building on NW Chipman Road. Big campus roofs usually carry a lot of rooftop gear. The flashing around each unit is a common place for leaks to start.
