Metal roofs last a long time, if the small things get fixed

A metal roof can outlast almost any other commercial roof. Published guides put metal at about 40 to 60 years or more. But most metal roofs that fail early do not fail because of the metal. They fail at the screws, the seams, the flashing and the edges.

Do you manage a shop, warehouse, church, farm building or plant with a metal roof? Call (913) 347-6527 or send the form. We call you back and set up an inspection the same day. We connect you with one independent local roofing contractor. They repair, coat and install metal roofs across the Kansas City metro.

What we can help you fix

  • Leaks at screws where the rubber washers have dried out and cracked.
  • Screws that have backed out of the panels.
  • Rust on panels, at laps and along the edges.
  • Hail dents and damaged ridge caps, trim and vents after a storm.
  • Leaks at panel laps, ridge caps and around skylights.
  • Gutters and valleys that spill over or leak into the wall.
  • Loose or bent panels after high winds.
  • An aging metal roof that needs a straight answer. Fix, coat or replace?

Why metal roofs need care here

Hail. A hazard mapping firm ranked Kansas City, Kansas, eighth among hail-prone metros in the US. State Farm says Missouri was second in the nation for the hail claims it paid in 2025. On March 10, 2026, hail up to baseball size fell in parts of the metro. Hail can dent panels, crush ridge caps and crack skylights. It can also break the seals at screws.

Heat and cold. Metal grows in summer heat and shrinks in winter cold. Normal July highs in Kansas City reach about 89 degrees. Normal January lows sit near 19 to 21 degrees, the National Weather Service says. On a hot day, the roof gets much hotter than the air. All that movement works screws loose. Over the years it wears out washers and sealants.

Rust. Water that sits at panel laps, in gutters and around old screw holes starts rust. Once rust eats through, the panel must be replaced.

Plants and hangars. The metro has plenty of industrial buildings. There are plants in the Fairfax district and hangars at New Century AirCenter near Gardner. New Century was a Navy air station. Johnson County took it over in 1973 and made it an industrial airport and business park. Older metal buildings like these often have screw-down roofs. Those need regular screw and seam work.

Screw-down or standing seam

Screw-down panels are held by screws straight through the metal. They cost less up front. But every screw is a spot that can leak as washers wear out.

Standing seam panels lock together at raised seams with hidden clips. With far fewer holes, they usually leak less and need less upkeep. They cost more to put on.

Many owners with leaking screw-down roofs pick a coating or a screw-and-seal job instead of a new roof. The inspector can tell you if the panels are solid enough.

Repair, coat or replace

Repair when the panels are solid and the problems are at screws, seams, flashing or a few panels.

Coat when the panels are solid but the roof has many worn screws, light rust or leaky laps. A coating seals those spots and slows rust. It can also turn the roof white to cut heat. See roof coatings.

Replace when rust has eaten through many panels, hail damage is spread wide, or the frame needs work. Some owners put on new metal. Some add insulation and a new flat-roof sheet on top.

What moves the price

The table above shows typical ranges from a metal roofing supplier and HomeGuide. They are typical ranges, not quotes. A square is 100 square feet.

Roof size, panel type, rust and old panels that must come off move the price most. The cost guide has more.

Metal roofs and hail claims

Hail claims on metal roofs can be tricky:

  • Some policies leave out dents that only change how the roof looks and do not let water in.
  • Some policies limit coverage on metal trim, vents and flashing unless the damage causes a leak. Missouri's insurance department shows this in one carrier's policy.
  • Get a written report. Dated photos that show if panels, seams and screws still keep water out help you and your adjuster.
  • Report it fast. Most policies ask for prompt notice.

Frequently asked questions

My metal roof leaks at the screws. Is that normal?

It is one of the most common metal roof problems. The rubber washers under the screws dry out and crack over time. Metal also grows and shrinks with heat and cold, which can loosen screws. New screws or resealed ones often stop the leak.

How long does a metal roof last?

Published guides put metal roofs at about 40 to 60 years or more. That is longer than most flat roofs. Rust, loose screws and failed seams are what usually end a metal roof early.

How much does a commercial metal roof cost?

A metal roofing supplier puts screw-down panels at about $7 to $12 per square foot, installed. Standing seam runs about $10 to $16. Your written estimate gives the real price.

Hail dented my metal roof. Is that covered?

It depends on the policy. Some pay only when hail damage lets water in. Some leave out dents that only change how the roof looks. Read your policy. Get a written report with photos that shows if the panels still keep water out.

Can I coat a metal roof instead of replacing it?

Often, yes. If the panels are still solid, a coating can seal the screws and seams. It also slows rust and reflects heat. Badly rusted panels must be replaced first.

What is the difference between screw-down and standing seam?

Screw-down panels are held by screws through the face of the metal. Standing seam panels lock together at raised seams with hidden clips. So there are far fewer holes in the roof. Standing seam costs more but usually needs less upkeep.
